All Information Deemed Accurate but not Warranted.

Vaughn-Roth Land Brokers is honored to represent the Birkbeck family with the sale of this diverse Coffey County parcel totaling 154 +/- acres at public auction. The auction will be held on September 16th, 2022 at Noon at the New Strawn Community Building with a physical address of 319 Getz St. in New Strawn, Kansas. Lunch will be served!

This tract is a mix of Native grass pasture, an extremely high-quality hay meadow, cropland, and some timber. This is an absolutely beautiful rolling parcel on the first tier overlooking the Neosho River Valley between Burlington and LeRoy. Whether you’re looking for a home site, hunting attributes, cropland or to put lbs on cattle, this one needs to be on your list of prospects!

The approximate acreage breakdown according to FSA records is 32.72 acres of cropland, 17.41 acres of Native hay meadow and101 acres in the pasture portion. The tillable acreage is composed of Lanton Silty Clay Loam and Osage Silty Clay and the grass acreage is made up of mostly Kenoma, Kenoma-Olpe Complex, Bates, and various Eram varieties. The hay meadow was recently sprayed with an Escort/Pasturegard mix and is about as lush as one could want. The predominant grasses throughout the hay meadow and pasture portion are robust Native varieties and are in tremendous condition, especially for this time of year.

If you’re seeking a gorgeous location to build your dream home, there are multiple prospective locations to choose from. There’s rural water and electric service not far from the south end of the property and just a little further from the north end. The south-central portion overlooking the cropland and Neosho Valley would be the Broker’s pick to check out!
