Tract 3 totals 70 acres more or less and is conveniently located on pavement between Iola and the energized, bustling burb of Humboldt. Composed of cropland and tame grass pasture with two ponds, this parcel is geared towards the ag operator with some possible building appeal depending on public water availability.

The majority of the cropland is in the west 1/2 with that field totaling 34.76 acres and another small tillable field in the northeast corner that totals 2.48 acres according to FSA records. The large field features good Class 2 Woodson silt loam while the smaller field is composed of Kenoma and Zaar varieties. The pasture acreage is approximately 30 acres with the dominant grass type being cool season fescue. The pasture is enclosed by barbed wire fences along the boundaries with those fences rated adequate to good depending on the section. There are two ponds within the pasture portion to provide abundant water for your livestock in normal precipitation years. There’s also a barn on the property that needs some work but could be made operational again with some materials and sweat equity.

Taxes: $872.06.

Earnest Money: $20,000.00 due on day of the auction.

Closing: On or before July 9th, 2024.

Possession: Full possession shall be granted after harvest of the currently growing 2024 crop.

Farm Lease: The Buyer shall receive 1/3rd of the proceeds of the currently growing grain crop less 1/3rd of chemical and fertilizer cost. There will be no grass related lease proceeds payable to the Buyer as the Seller and Tenant have had a partnership arrangement on cattle.
