Tract 1 totals 240 +/- acres and is a diverse and gorgeous tract that will appeal to multiple buyer types. Features include a small residence consisting of 921 sq. ft with rural water service, hardwood timber, resilient Native grass pasture, hay meadow, multiple ponds and again, some of the most beautiful views in all of the Chautauqua Hills!! This offering will find substantial interest from the cow/calf operator, someone looking for private and tranquil retreat in the country or the hunter looking for a idyllic location to pursue deer, turkey and quail with a residence that would make a perfect hunting cabin.

The southern end of this tract is made up of premium native grass pasture with an attractive rolling topography that drops off sharply to the north into heavy hardwood timber. The valley below flattens out and is comprised of mixed grass meadows interspersed with pockets of timber with a creek meandering throughout. These areas would make excellent prospects to convert some to tillable or to foodplots, whichever best suits your needs.
