On behalf of the estate of our friend George Hayes, we are honored to represent his family with the online auction of this central Coffey County real estate. These properties are located just west of Burlington near the intersection of 11th and Iris Rd., less than 4 miles from the city limits.
This auction is being conducted online, beginning March 3rd 2025 at Noon with dynamic closing on March 5th. Dynamic closing means that any bids in the last 3 minutes of the auction will extend the closing another 3 minutes. We will be offering these parcels in three tracts and bidding will be by total dollar amount in $1,000.00 increments. Tract 1 will begin closing at 12:00 PM. Tract 2 will begin closing at 2:00 PM and Tract 3 will begin closing at 4:00 PM, all on March 5th. If you are busy that day and it isn’t convenient to place one bid at a time, you can enter a maximum bid (which other bidders cannot see) and the system will bid on your behalf up to your maximum bid amount.
Again, we will be offering these parcels in three tracts. Tract 1 contains 80 acres more or less. Tract 2 contains 160 acres more or less and Tract 3 is a combination of Tracts 1 and 2 with the property selling in whichever form garners the most proceeds. There will be a $25,000 escalator added to the combined price of Tracts 1 and 2 and this is where the bidding for Tract 3 will begin.
Tract 1 is a beautiful parcel located at the intersection of 11th Rd. and Iris Rd. and has many attractive attributes for ag production or a homesite. According to FSA records, the total current cropland acres is 60.49 with the majority of the balance being Native grass hay meadow totaling 14.6 acres located in the northwest corner. The remaining acreage is in waterways and hedgerows. A review of the soil map indicates a mixture of Summit and Kenoma varieties with 1-3% slopes.

DRIVING DIRECTIONS: From Highway 75 in Burlington, take Kennebec St. (becoming 12th Rd) for 4 miles to Iris Rd and turn south. Proceed one mile and the property is on the west side.

MINERALS: The Seller's mineral interest will transfer to the Buyer.
AUCTION DETAILS: Online auction to begin at 12:00 p.m. on 3/3/2025 and feature a dynamic closing on 3/5/2025 which will begin at 12:00 p.m. for Tract 1, 2:00 p.m. for Tract 2, and 4:00 p.m. for Tract 3. Tract 1 is being offered both individually as well with the adjoining Tract 2 with the property selling in whichever format garners the most proceeds. We will take the high bid for Tract 1 and Tract 2 and total those numbers. We will then add a $25,000.00 escalator which is where the bidding for Tract 3 will begin.
DYNAMIC CLOSING: If there are any bids within the last 3 minutes of the auction, the auction closing time will extend for 3 minutes. Please note, this will continue until there are no bids within the last 3 minutes and could extend the closing several times.
