Property Description

On behalf of the estate of our friend George Hayes, we are honored to represent his family with the online auction of this central Coffey County real estate. Whether you want to expand your farm or desire an attractive rural building site featuring aesthetics, utilities and pavement nearby with the amenities of town just a short drive away, this offering should be at the top of your list. These properties are located just west of Burlington near 11th and Iris Rd., less than 4 miles from the city limits.

This auction is being conducted online, beginning March 3rd 2025 at Noon with dynamic closing on March 5th. Dynamic closing means that any bids in the last 3 minutes of the auction will extend the closing another 3 minutes. We will be offering these parcels in three tracts and bidding will be by total dollar amount in $1,000.00 increments. Tract 1 will begin closing at 12:00 PM. Tract 2 will begin closing at 2:00 PM and Tract 3 will begin closing at 4:00 PM, all on March 5th. If you are busy that day and it isn’t convenient to place one bid at a time, you can enter a maximum bid (which other bidders cannot see) and the system will bid on your behalf up to your maximum bid amount.

Again, we will be offering these parcels in three tracts. Tract 1 contains 80 acres more or less. Tract 2 contains 160 acres more or less and Tract 3 is a combination of Tracts 1 and 2 with the property selling in whichever form garners the most proceeds. There will be a $25,000 escalator added to the combined price of Tracts 1 and 2 and this is where the bidding for Tract 3 will begin.

Tract 3 totals 240 acres more or less, including cropland, Native hay meadow, a mobile home, outbuildings, rural water and electric service and in addition to the current home location, there are multiple excellent potential sites to build a new one if desired. In addition to the home, there are multiple outbuildings providing equipment/hay storage or otherwise support agricultural operations. For those with livestock, just to the west of the outbuildings is a fenced section containing approximately 10 acres with a pond, timber and mixed grasses.

According to FSA records, the total current cropland acres is 194.55 with the overwhelming majority soil types being Summit and Kenoma varieties with mostly 1-3% slopes. A nice bonus on this tract is a currently growing wheat crop consisting of approximately 60 acres that will go to the Buyer.

DRIVING DIRECTIONS: From Highway 75 in Burlington, take Kennebec St. (becoming 12th Rd) for 4 miles to Iris Rd and turn south.  Proceed for 1 mile to 11th Rd and turn west.  Continue 1/2 mile and Tract 2 begins on the south side.

EARNEST MONEY: $50,000 due on day of sale.

POSSESSION: Full possession shall be at closing, on or before April 8th, 2025.

MINERALS: The Seller's mineral interest will transfer to the Buyer.

AUCTION DETAILS: Online auction to begin at 12:00 p.m. on 3/3/2025 and feature a dynamic closing on 3/5/2025 which will begin at 12:00 p.m. for Tract 1, 2:00 p.m. for Tract 2, and 4:00 p.m. for Tract 3.  Tract 2 is being offered both individually as well with the adjoining Tract 1 with the property selling in whichever format garners the most proceeds. We will take the high bid for Tract 1 and Tract 2 and total those numbers. We will then add a $25,000.00 escalator which is where the bidding for Tract 3 will begin.

DYNAMIC CLOSING: If there are any bids within the last 3 minutes of the auction, the auction closing time will extend for 3 minutes. Please note, this will continue until there are no bids within the last 3 minutes and could extend the closing several times.
