Property Description

Vaughn-Roth Land Brokers is honored to represent the Ruby Family in offering this prime Osage County, Kansas property, a unique opportunity for agricultural producers, investors or recreational enthusiasts. This exceptional tract of land blends highly productive farmland with premium hunting habitat, making it a rare find in this region. Featuring fertile bottomland soils and mature timber, this property is enriched by the winding Salt Creek, providing loamy soils and wildlife corridors.

Located just northwest of Osage City and totaling 135 acres, more or less, this well-balanced and efficient farm boasts 82.36 acres of highly productive tillable ground. The majority of the soils consist of Verdigris silt loam (60.29 acres), Osage silty clay loam (21.06 acres), Mason silt loam (21.02 acres), and Dennis silt loam (19.03 acres), all known for their fertility and yields. The remaining acreage is made up of dense hardwood timber and Salt Creek, providing cover and habitat for deer, turkey, and other game. The area is rich with deer trails, bedding areas, and rubs, making this an absolute hunter’s paradise.

For farmers and land investors, this property offers excellent opportunities to expand a row crop operation or diversify an existing portfolio. The well-drained bottomland soils are highly sought after for their high yields, and the proximity to multiple grain elevators ensures efficient transportation and marketing options for crops. With multiple access points and well-maintained field edges, this parcel is designed for both productivity and ease of management.  There is an agricultural lease in effect which will expire after the harvest of the 2025 spring-planted crops.  The Buyer will receive 1/3 of the crop share minus 1/3 of the expenses of said crop. The current tenant and his family have farmed this property for many years and has expressed an interest in continuing to farm the land if you should need a tenant.

For the outdoorsman, this land provides incredible hunting and recreational potential. The combination of rich food sources, thick bedding cover, and a year-round water source from Salt Creek in normal precipitation years creates an ideal environment for whitetail deer, turkey, and other wildlife. With established travel corridors and natural pinch points, the property sets up beautifully for both bow and firearm hunting. Visible deer sign confirms the strong game presence on this farm.

For nearly 30 years, the Ruby Family has cared for this land with a strong commitment to stewardship. They farmed it themselves for many years, working alongside the current Tenant and his family. Their dedication to maintaining the land is evident throughout the property.

There are rural water and electric lines on the parcel to the southwest of the property along Valencia Rd. For information on rural water availability and costs, please contact Osage County Rural Water District #7 at 785-528-5090.
