Totaling 160 acres more or less, Tract 5 is located not far south of Highway 54 in the stretch between Iola and Piqua at the intersection of 400th and Missouri Road. It features tame grass pasture with a creek and two ponds, upland tillable, excellent hunting appeal and inherent beauty, most notably the views provided by a huge elevation change as you move across the property from the east to the southwest corner. You can see for miles from this panoramic vista and it would make an excellent potential homesite.

The recreational buyer will find the hunting attributes to be easily self-evident with substantial whitetail population calling it home. There are two timbered creek drainages meandering through the property from north to south with one near the east boundary and the other through the central section. The cropland portion is in a secluded area far from the road and flanked by timber providing privacy from prying eyes watching from the roads.

The cropland totals 31.22 acres according to FSA records with the overwhelming majority soil type within the tillable portion being Kenoma silt loam. The pasture section is mostly made up of fescue and has two ponds providing livestock water in addition to the creeks. The boundary fences are barbed wire and rate from adequate to good depending on the section.

Legal Description: The SW 1/4 of Section 1, Township 25 South, Range 17 East of the 6th P.M., Allen County, Kansas.  160 acres, more or less.

Taxes: $1,263.64.

Earnest Money: $30,000.00 due on day of the auction.

Closing: On or before July 9th, 2024.

Possession: Full possession shall be granted after harvest of the currently growing 2024 crop.

Farm Lease: The Buyer shall receive 1/3rd of the proceeds of the currently growing grain crop less 1/3rd of chemical and fertilizer cost. There will be no grass related lease proceeds payable to the Buyer as the Seller and Tenant have had a partnership arrangement on cattle.

Minerals: Any oil and gas interests possessed by the Seller shall transfer to the Buyer. See the preliminary title commitment for information regarding minerals.
