Tract 6 is located a 1/2 mile west of the intersection of 400th and Missouri and totals 80 acres more or less. This is an affordable sized parcel for the cattle producer or someone looking for an attractive rural homesite. It’s composed of Native hay meadow, upland tillable, grazing pasture with a pond and some hunting appeal. The cropland portion totals 5.5 acres according to FSA records and consists of Wagstaff silty clay loam. The hay meadow is approximately 27 acres and the pasture totals approximately 46 acres. The pasture does have a pond in it with a dam that could use some repairs and fences which mostly rate from adequate to good except for the east fence that could use some work.

For those interested in a homesite, this is one to take a look at. There are multiple good building locations and utilities aren’t far away with an electric line at the north boundary and a rural water line just across the road according to Woodson County Rural Water District #1. Legal Description: The E 1/2 of the NW 1/4 of Section 11, Township 25 South, Range 17 East of the 6th P.M., Allen County, Kansas.  80 acres, more or less.

Taxes: $315.20.

Earnest Money: $ 15,000.00 due on day of the auction.

Closing: On or before July 9th, 2024.

Possession: Full possession shall be granted after harvest of the currently growing 2024 crop.

Farm Lease: The Buyer shall receive 1/3rd of the proceeds of the currently growing grain crop less 1/3rd of chemical and fertilizer cost. There will be no grass related lease proceeds payable to the Buyer as the Seller and Tenant have had a partnership arrangement on cattle.
