Driving Directions from Osage City: Take Highway 31 north for 3 miles and turn west onto 213th St. Proceed 2 miles to Valencia Rd and the property begins on the SE corner.

Minerals: The Seller's mineral interests will transfer to the Buyer.

Closing & Possession: The property sells subject to 2024 haying and tillable leases.  Possession of the tillable portions shall be after harvest of the 2024 Spring-planted crop.
