Hanson Tract 2
Located just south of Moran, Ks, Tract 2 of this traditional listing encompasses 160 +/- acres including right-of-way to the center of the County road, consisting of good upland tillable, Native grass hayable acreage and tame grass pasture with a timbered draw and a pond for you livestock operators or recreational buyers. The eastern portion which is currently in pasture has been used in past years to winter cows but this section contains some of the better soil types. If you’re strictly a grain producer and would like a higher percentage of crop acres, this would be a good candidate to look at transitioning.
The western portion of the property is a mix of cropland and Native grass hayable waterway. The acreage breakdown is 82.71 acres of cropland according to FSA records and approximately 8 acres of high-quality Native grass hayable acres flanking the waterway and the west boundary. The soil types within the section currently in cropland are the good upland varieties of Bates loam and Kenoma silt loam.
The pasture section in the eastern 1/3rd of this parcel is mostly tame varieties of fescue and brome and is surrounded by barbed wire fences ranging from adequate to excellent. The pond that's near the north boundary has been cleaned out in recent years and there's a wet-weather creek drainage that flows across the entirety from north to south.
The hunter looking for return on investment doesn’t want to overlook this tract as there is a sizable deer population residing on the property and the 80 +/- acre tract to the north which is also for sale. We just put up trailcams so be sure to check back for updates.
Again, the adjoining 80 +/- acre tract to north is also for sale as well as the 79 +/- acre tract to the south for a total of 319 acres more or less. Buy one, two or all of it!
