Situated at the corner of Highway 59 and Minnesota Rd., 2 miles south of Moran, Kansas, Tract 3 of this listing totals 79 acres more or less including the right-of-way to the center of the County road. If you desire more acreage, the other two tracts in this offering are located due north with Tract 1 being 80+/- acres and Tract 2 totaling 160+/- acres.
Like the other two parcels, this offering is a diverse mix of cropland, hayable acres, fescue pasture with a pond and timbered draw. Also, similar to Tract 2 across the road, some of the best soil types on the property are within the pastured portion so a transition to more tillable could be an option for you. According to FSA records, the total cropland acres is 35.46 acres with good upland soil types of Bates loam and Kenoma silt loam being the dominant varieties within the tillable portion. There’s also a highly hayable waterway running through the cropland section that encompasses approximately 9 acres.
The pasture portion features mostly cool season fescue grass and has a timbered draw running through it as well as a good pond, making this an excellent area to winter for you cow/calf operators. The fences range from adequate to very good, depending on the section.
